Talk with a financing specialistThe formulas
Payment = P × r ÷ (1 − (1 + r)^−n)
Cash flow = collections × margin
DSCR = cash flow ÷ annual debt service
Break-even collections = annual debt service ÷ margin
Collections for target = annual debt service × target DSCR ÷ margin
Worked example (illustrative numbers)
- Veterinary preset: loan $1,500,000 at 10.00% for 10 years; collections $1,800,000; margin 18% (illustrative)
- Payment ≈ $19,823/month → $237,871/year
- Cash flow = $1,800,000 × 18% = $324,000 → DSCR ≈ 1.36x
- Break-even collections ≈ $1,321,507; for 1.25x ≈ $1,651,884

Common questions
What margin should I use?
Adjusted EBITDA as a percent of collections, after a fair salary for the owner doctor. Use your tax returns, not the preset.
What DSCR do lenders want?
Many look for about 1.25x or higher. Each lender sets its own standard.
Do the presets reflect real practices?
They are illustrative numbers for learning. Every practice is different.
Can I include real estate debt?
Enter it as other annual debt payments, or use the practice and real estate debt calculator.
