What goes in a bank package? A lender-ready checklist

Lenders move faster when your package answers their questions up front. Here's what a complete business loan package includes.

Why the package matters

A clear, complete package shortens back-and-forth, helps a lender understand your deal quickly and shows you know your numbers.

The core documents

  • Three years of business tax returns and year-to-date financial statements
  • Personal financial statement and tax returns for each owner of 20% or more
  • Debt schedule with balances, payments and maturities
  • Sources and uses of funds
  • Entity documents and ownership

The story around the numbers

A short business plan or deal summary explains what the money is for, how it will be repaid and why you're the right operator. For acquisitions, add the purchase agreement or LOI and the seller's financials.

The cash-flow workbook

Lenders rebuild your cash flow. Doing it first — with add-backs explained and DSCR calculated — removes surprises. This is the part a financing specialist helps clients build and tailor for each lender.

Never email sensitive documents

Share tax returns and statements only through a lender's secure portal or another approved secure method.
